If the address must be less than 64k it sounds like you're only using 16 bits instead of 32?

I could be way off base here, but it sounds almost like you're using 16-bit protected mode and confusing it with 32-bit unreal mode. In 16-bit protected mode you can access ANY part of the 32-bit 4 GB memory space, but selectors (CS, DS, ES, FS, GS, SS) have a maximum 64k limit. I could be way off base, but that's kind of what it sounds like to me.
